Using the constant speed of light, the scanner calculates distance as (time × speed of light) / 2 for each point. Scanners like those from Riegl or certain Leica models leverage ToF for topography, infrastructure projects, mining, and forestry, where capturing vast areas from a single setup position is essential, though it trades some speed for extended reach.

Phase-shift scanning, another widely used method, employs a continuous modulated laser beam (often in sine wave form) rather than discrete pulses. The scanner measures the phase difference between the emitted and reflected signals across multiple modulation frequencies to resolve distances unambiguously. This results in exceptional speed—often millions of points per second—and high precision (typically 1–5 mm) over medium ranges up to 100–300 meters. Phase-shift scanners, such as the Leica RTC360 or Z+F Imager series, are ideal for detailed indoor and outdoor captures like factories, architectural interiors, heritage sites, and plant retrofits, where dense, high-resolution data is needed without excessive setup time.
